By making a reservation, you are agreeing and accepting all items listed below and hereby certify that you are at least 25 years of age.
Quick Highlights
- Check-in: 4:00 PM (unauthorized early entry billed $100/hour)

City Ordinances / POA Regulations
Guest(s) agrees to comply with ALL City Ordinances. Noise is prohibited after 10:00pm and before 9:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, loss of security deposit and loss of any remaining rental funds.
Agency Disclosure
Good Morning Rentals LLC serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners.
Check-In & Check-Out
- Check-in is 4:00 PM. Do not enter the house before 4:00 PM without prior authorization. Unauthorized early check-ins will be charged $100 per hour.
- Check-out is 10:00 AM. Cleaning crews must have adequate time to prepare for the next guest. Late departures incur $100 per hour.
Guests, Visitors & Parking
Additional guests and visitors must be pre-approved by Agent(s) in advance. Parking is limited to the driveway or designated parking spot. No street or lawn parking is permitted. Garage parking is not available at most properties.
No Smoking
Absolutely no smoking is allowed on the property. We employ WYND Sentry technology to monitor indoor spaces for smoke detection. Smoking indoors will result in immediate eviction and loss of all rents, plus a $500 cleaning fee in addition to the regular cleaning fee.
Alcohol & Illegal Activity
- No drinking by persons under 21. Kegs are not permitted.
- Illegal activity, including possession of illegal substances, is strictly prohibited.
- Violations may result in termination of the rental agreement and eviction.
Pet Policy (Dogs Only)
No pets are allowed unless expressly authorized by Agent(s). The non-refundable pet fee is $150 per pet. Unauthorized pets will result in immediate eviction and loss of all rents and security deposits. Pets are not allowed on furniture, bedding, furnishings, or in the pool/spa. Additional fees apply if evidence of pets is found on furniture, bedding, or in the pool/spa. Additional deposit may be required.
Furnishings
Furnishings are subject to change without notice. Do not remove furniture, bedding, mattress pads, utensils, or any other items supplied with the rental. Loss/damage beyond normal wear will be charged to Guest(s).
Cleaning Requirements
Leave the property in the same general condition as arrival. Return furniture to original placement, load the dishwasher and start it (beds need not be made). Clean the grill after use. Excessive cleaning, damage, abuse, or loss will be billed to Guest(s). Additional mid-stay cleaning is available upon request for a fee.
Check-Out Procedures
- Wash dishes / load and start dishwasher; leave stove/oven and refrigerator clean.
- Close and lock all windows/doors.
- Place all trash in outside cans.
- Pick up all litter and pet waste in yard and place in outside trash container.
- Leave the property neat and in order.
Failure to follow procedures may incur additional charges or be deducted from the security deposit.
Repairs, Service Calls & Refunds
Agent(s) cannot guarantee against mechanical failure of HVAC, pools, hot tubs, TVs, appliances, etc. Report issues immediately; we will make reasonable efforts to repair quickly. If a technician finds equipment working and the issue was due to Guest(s) oversight/neglect, the service charge is the Guest(s) responsibility. No refunds or rent reductions for malfunctioning equipment. Agent(s) may enter the property at any time to make needed repairs.
House Parties & Occupancy Limits
Not allowed. More than the number of people stated on the lease is prohibited. Violations may result in loss of total rent and security deposit and/or additional charges. Occupancy must not disturb neighbors. Non-compliance may result in immediate eviction with no refund.
Right of Entry
Agent(s) reserves the right to enter the rental property anytime to investigate disturbances, check occupancy/damage, or make repairs, and may enter with law enforcement or officials as required.
Subleasing
Subleasing is strictly prohibited and will result in immediate eviction and forfeiture of rent and security deposits with no refund.
Expedited Eviction
A material breach of this Agreement—damage, personal injury, breach of peace, nuisance, or violation of law/code—may terminate tenancy and result in immediate eviction and forfeiture of rent and security deposit. Reservations made under false pretenses will be forfeited and entry denied.
Indemnification & Hold Harmless
Guest(s) agree to indemnify and hold harmless the Owner and Agent(s) from liabilities, theft, damage, costs or expenses arising from Guest(s) use and occupancy, including personal injury or property damage/theft. “Agent(s)” and “Owner” include their heirs, successors, and assigns; “Guest(s)” includes heirs, successors, assigns, guests, invitees, and representatives.
Swimming Pool
Use of any swimming pool is at your own risk. Children must be supervised at all times. No diving. No glass in or around the pool area. Acclimate yourself to the pool layout (depth, stairs, ledge, deep end). The Manager and property owner are not liable for injuries, accidents, deaths, or loss of use from weather/maintenance. Guests are responsible for any damage to the pool, equipment, or surrounding area.
Disputes
Should any breach of this Agreement occur, the prevailing party is entitled to attorney fees and court costs. If Guest(s) defaults on any payment obligation, Guest(s) shall be responsible for any attorney fees incurred by the Manager in collection.
